HAUS ON HANDY LAUNCH

Also in the Orchard Road area, another project will be launching soon. This is the Haus on Handy condominium by CDL Regulus Pte Ltd, a subsidiary of City Developments Pte Ltd (CDL). As the name implies, it is located along Handy Road, just before it reaches Plaza Singapura, though the Haus on Handy showflat is likely to be placed elsewhere.

This will be a luxury condominium, similar to Martin Modern. And like Martin Modern, Haus on Handy is located on 99 year leasehold land, surrounded by older freehold developments. That does not seem to have affected sales much however, as Martin Modern is already more than half sold, at prices ranging from $2,600 to $2,800 PSF currently.

The land cost for Haus Handy is close to $1,600 PSF, and analysts are predicting break even at $2,300 PSF with a possible selling price of $2,600 to $2,800 PSF as well. If that is indeed what CDL markets this project at, then Haus on Handy is arguably the better buy, as undoubtedly this is a better location.

Besides its close proximity to a major shopping mall Plaza Singapura, and its doorstep location opposite an interchange MRT station, Haus on Handy is also in the heart of the Doby Ghaut education belt. The Singapore Management University spans between Doby Ghaut and City Hall, and in the vicinity are a number of art schools and colleges as well.

Perhaps it is also not a coincidence that the developers of both projects are related. Both CDL, the developer for Haus on Handy, and Guocoland, the developer for Martin Modern, are under the Hong Leong Group umbrella.

The Haus on Handy showflat is likely to be ready for viewing appointments only in the first half of 2019. No other details are known at this point, apart from the fact that it will have only 188 units.

Latest Qingjian Launch :: JadeScape Condo

River Isles has completely sold out for some time. If you are looking for another new development by Qingjian, their latest project, to be launched in September 2018, is the JadeScape condominium. Ever since River Isles sold out, Qingjian has gone from strength to strength in the Singapore residential market, launching a string of projects.

But JadeScape promises to be the jewel in the crown of them all. For one thing, it is one of the best located, almost in the heart of Singapore, on the city fringe. Getting this former Shunfu Ville site in the prized Marymount / Thomson area represented a minor coup for Qingjian.

Also, this location has had few new developments in recent years, and even now there are no new launches in the vicinity, or for the foreseeable future. So the JadeScape launch will face practically no competition where those who want a new home around this area are concerned.

Given its prized location, Qingjian is sparing no pains to make the JadeScape condo one of “elegant luxury”. Unlike River Isles that was targeted as an affordable mass market condominium to suit the pockets of its market, JadeScape is being designed as a higher-end development as befits its central, private residential neighbourhood character, beside the greenery of MacRitchie Reservoir Park.

This starts even with the name of the project itself. The “Jade” in the name evokes its status as a precious stone, positioning the property as one of prestige and luxury. Also, Jade as a green stone in its various hues and shades, hints at the varied lush greenery that will be incorporated into the project.

River Isles Payment Schedule & Financing

This page lists costs involved in buying a River Isles condo unit, when payments must be made, and sources of funds at each stage.

Costs of Buying a unit at this Punggol Condo

Costs involved are:

  1. Purchase Price
  2. Basic Stamp Duty = Purchase Price x 3% – $5,400 (applies to all cases)
  3. Additional Buyer Stamp Duty (ABSD) :: ABSD only applies in certain cases:
    • Singapore Citizen who already owns 2 or more residential property: ABSD = 3%
    • Singapore PR who already owns one or more residential property: ABSD = 3%
    • Foreigner: ABSD = 10%
  4. Legal fees. Banks usually subsidize legal fees as part of their project package, subject to terms.

No agent commission or fee payable.

Sources of Funds

  1. Minimum 5% must be from your own cash. (10% if you currently have a housing loan.)
  2. Your CPF monies in OA (Ordinary Account).
    Note: if this is your 2nd or subsequent property purchase using CPF funds, you must individually set aside at least $65,500 (applies before July 2012; this will increase after that) in your OA + SA combined, before you can use the balance.
  3. Bank Loan. See Financing below for maximum loan amounts, etc.

Government regulations for loans are as follows:
. Maximum of 80% loan if you do NOT currently carry a property loan.

OTHER DEVELOPER LAUNCHES

Another condominium that will be launching in District 19 will be the Gazania condo. But this one is a freehold private development, and it is located in the Bartley area. In fact, it will arise on the site of the former Sun Rosier at How Sun Drive, that is less than 5 minutes walk from Bartley MRT station.

The neighbourhood is a low-rise private residential estate. The Gazania condo site is zoned with a 1.4 plot ratio, so it will also only be 5 storeys high at the most. It will be surrounded by almost exclusively private homes, most of them one or 2, at the most 3 storey high landed houses.

The other attraction about the Gazania location is that it is just opposite the highly regarded Maris Stella High School. Well within the all important 1km radius, so parents with young boys may want to consider getting a home here. Not only would it be easier to get a place for your child, but he could just walk over each morning to school, without having to wake up at some unearthly hour to take the school bus. Saving a couple of hours or so each day would probably help his grades too!

The Gazania condo is also at the edge of the new Bidadari Estate. This is a young upcoming new estate that is touted as the new Bishan. It will provide lots of amenities, besides a big park and lake.
