The old Riviera Point was sold en bloc to the Macly Group, who will be re-developing the site and launching it as the Iveria condo. This is a prime location, between Orchard Road and the trendy Robertson Quay area. Very different in character and pricing from River Isles.

For a start, the Iveria is a freehold development whereas River Isles is a leasehold site. For another this new project is in District 9, widely regarded as the priciest real estate zoning in Singapore, while River Isles is in the new town of Punggol, and was launched a few years ago when property prices were lower.

So we are looking at almost 2 to 3 times the pricing for the Iveria condo, on a per square foot basis. On a total quantum basis however, it would be less than twice the amount, as unit sizes will be smaller at Iveria.
